It’s important to offer all the necessary amenities for this type of space as a vacation rental, just like a home. Cooking facilities are essential for such kind of rental listing. Let guests know if you will occupy the first floor or somewhere.
- Private Rooms: Private rooms are for those who are searching for a specific listing that can be an alternative to hotel service. Note that some of the places are not generally considered as a room, like a loft, shared room, or bed only.
- Hotels Rooms: The place shares common areas and rooms with unique touches. Sometimes, have a front counter or helpdesk to provide timely support at the same place.
- Shared Rooms: If you seek the attention of travelers searching for a shared space, you should list property under this option. These guests are the type of people who love meeting new people. These properties are usually booked at a lower rent since it is a shared setup. Make sure to accommodate enough facilities in each room, considering the number of guests. Shared room listings are a great way of offering guests a lower price range. Normally, it will be at a hot spot like Melbourne city with expensive rent.

Decide how you will confirm reservations
Some people want to simplify the reception process, and they may use instant booking. The pros of instant booking are that you have more possibility to rank on search results. The cons are that last-minute guests may sometimes be hard to deal with.
Instant books in highly competitive areas will be helpful to rank higher. It depends on the situation and market demand.

You can always modify this option later if necessary.

Airbnb provides a default nightly price for your listing based on their database. As a new host, it’s recommended that you accept this suggested price. This is because pricing is one of the initial ranking factors that helps your listing get noticed before you accumulate reviews.
In the beginning, new hosts often lack stunning photos. As a result, customers tend to compare bedrooms, beds, amenities, and prices to select the best option.
One way to increase your revenue and bookings is to monitor your local festival calendar. Look out for dates and events to receive bookings with relatively high prices. Take advantage of these opportunities to kick-start your business and attract more customers. (Airbnb adjusts your price based on your area and adjusts it for special events like holidays and festivals.)
Put the appropriate price and click on the “Next” button.

Revise your listing
Make sure to review your Airbnb listing regularly and make necessary adjustments. Thoroughly look at the listing to identify any mistakes or missing information.
To avoid misunderstandings, you should charge additional fees for any extra services or favors provided to guests who rent your property.
Set your house rules clearly and get consent from the guests before renting the property out. Keep a flexible cancellation policy so guests can book your property without hesitation.
If your house has unique devices, provide a user manual to your guests. This will help them understand how to use them properly.
A good idea is to provide extra help to guests. Act as a tour guide for those renting your property for tourism. Propose an excellent travel plan and assist them in reserving additional services.
Such as transportation, shopping, etc. These additional offerings will make your listing unique and dependable to the guests.
Final Words
That’s it, and your property is all set to generate profits. List your property perfectly on the Airbnb site. Following the steps above, you can get a guest for your rental business soon. Write each of the information correctly and uniquely.
Design your listing according to the tastes and preferences of potential guests. Creating an ordinary listing without any optimization may give you minimum results. If it is terrible, Airbnb will not display your listing on the first pages. This is important because it helps attract many potential guests.
If you find it challenging, we also offer an Airbnb listing service that can give your place maximum exposure and make it perfect.
